- Have garage clear around the perimeter
for inspection.
- Have heating system and water heater
and or utility room clear of stored items for inspection
- The electrical panel should be
accessible for panel cover removal.
- All accessories and decorative items
away from windows to test windows.
- Make sure attic area is accessible
from stored items for inspection.
- Owners should not be cooking or using
the kitchen.
- It is best if they are not there;
however, it is their home if they say "No". Softly request if they don't
mind going out for a few hours. The report is proprietary information
and is not disclosed to the seller at the time of the inspection unless an
emergency situation is present.
- Any pets should be locked up or
removed from home.
- The listing Realtor should be contacted
to ensure all utilities are turned on in the home for the inspection.
The home will not be inspected if all utilities are not available.
- It is the realtor responsibility for
access and should be present for opening and closing the home if the homeowner
is not present or available.
- Keep the friends and other family
members home so you can devote your time with the inspector.
Remember you are paying good money for an
inspection; a cluttered home will limit proper inspection.
