BATHROOMS
Shower pans are visually
checked for leakage, but leaks often do not show except when the shower is in
actual use. Determining whether shower pans, tub/shower surrounds are water
tight is beyond the scope of this inspection. It is very important to maintain
all grouting and caulking in the bath areas. Very minor imperfections can allow
water to get into the wall or floor areas and cause damage. Proper ongoing
maintenance will be required in the future.

CONDITION OF SINK:
The following problems
were noted at the sink: Loose at the wall Recommend that the brackets be tighten
by the original installer. The cold water supply shut off valve handle is missing. Recommend that one is obtained and in installed so if there is a problem
the water can be shut off without shutting down the whole house.

CONDITION OF TOILET: Toilet
was flushed, checked for visible leaks, cracks and the operation of the fill
valve as well as the bolts securing the toilet down. The toilet was found to be
functional at the time of the inspection.

The supply valve handle is missing.
These are not tested due to the technical nature involved, but a missing supply
handle will make it hard to shut down the water if there is a problem. •
Recommend that a handle be
replaced for convenience of shutting off the water supply to the toilet.

TUB/SHOWER
PLUMBING FIXTURES:
Fixtures are visibly checked
for dripping, leaks and the operation of the valve. Also checked the the hot
water flows from the left side and the cold from the right as is proper.

TUB/SHOWER AND WALLS:
Damage/Deterioration noted
at tub.
The porcelain tub has chips
in it exposing the iron under it. This will allow the iron to rust and end the
life of the tub prematurely. Recommend that the tub is re surfaced or spot
patched by a tub and tile resurface professional.

BATH VENTILATION:
Consider installing an
exhaust fan to provide additional ventilation.
