At different phases during the construction the inspection will make sure the builders and or contractors are doing a quality job.

 The following is inspection process:

Foundation or pre-slab: Prior to the slab being poured to ensure that the proper preparations that been meet.

Frame or pre insulation: The rough frame is up with windows, exterior doors, roof, plumbing, electrical wiring and HVAC mechanicals should be installed.

Pre closing inspection: To ensure that all built in components work proper, giving general maintenance tips and that all phases are complete in addition to the standard whole home inspection. Of  structure, electrical, plumbing,  interior, exterior, roofing, heating, air conditioning, insulation, ventilation, kitchen and fire places if present.

Pricing: Will be quoted per phase.

 

Many of the local code inspectors are admittedly quite competent people.  The problem is there is a tremendous shortage of qualified county inspectors and many are very overworked.  They usually have only a few minutes to do a home inspection that would take me hours.  No matter how good you are, you cannot find everything wrong in a new home inspection if you only have a few minutes to perform your inspection.

Furthermore, county code inspectors are by law limited to one question - does it meet code or not?  As a private home inspector I can be much more thorough during a new construction home inspection.  The county inspector cannot get into general quality issues during his inspection.

There have been so many occasions where I have inspected newer homes that are out of warranty and during the course of the home inspection found undiscovered construction defects.  Some of these defects have been major.  I know those people wish they had a qualified new construction home inspection.  It would have often saved them a lot of headaches and money.

The bottom line is you are spending hundreds of thousands of dollars on your new property.  Doesn't spending a few hundred dollars to make sure it's sound make sense?

 

WARRANTY INSPECTIONS

This inspection should be conducted in the 11th month of ownership of a new home. 

 This inspection will cover every thing a whole house inspection covers plus a detailed list of the nicks in the wall, ceiling and painting or any other defects the builder should be addressing.
